Buying High-Speed Elevators for High-Rise Buildings

Buy high-speed elevators through manufacturers or authorised project suppliers that can demonstrate the required travel, load, speed and engineering capability for your building. For a skyscraper, the shortlist should follow a vertical transportation study and a clear technical brief. A catalogue’s maximum speed is not a complete specification.

Start with a traffic and zoning study

Provide the building use, population, floor schedule, entrance levels and anticipated traffic patterns. Hotels, offices and mixed-use towers have different passenger movements. Ask the project’s elevator consultant to assess the number of cars, capacities, zoning and dispatch strategy against agreed service objectives.

Discuss transfer floors, restricted access, service traffic and arrangements when equipment is unavailable. Increasing speed alone may not address a queue caused by capacity, door time or an unsuitable group arrangement.

Evidence to request from each supplier

  • The exact model and configuration offered, with confirmed speed, travel, load and stops.
  • A traffic assessment using the agreed population and operating assumptions.
  • Comparable completed projects and the supplier’s actual scope on those projects.
  • General arrangement drawings and building-interface requirements.
  • A documented approval, inspection and commissioning plan for the jurisdiction.
  • Named parties responsible for installation, ongoing service and spare parts.

High-rise product families are not interchangeable

Manufacturers publish dedicated high-rise ranges. For example, Otis presents SkyRise as a high-rise elevator family with different car arrangements. Such a reference helps identify questions to ask; it does not mean every manufacturer offers the same capabilities or that the advertised maximum applies to every configuration.

Ask shortlisted suppliers to identify departures from the enquiry specification in writing. Distinguish available options, engineering proposals and capabilities already demonstrated in comparable installations.

Coordinate the building interfaces early

Have the relevant engineers review structural interfaces, equipment access, power requirements and the proposed installation sequence. For tall buildings, the design team should also identify project-specific movement and environmental conditions that affect equipment selection. Use coordinated, approved drawings before construction interfaces are fixed.

Set out the scope for testing and acceptance, including the performance criteria and documents required for handover. Agree how changes to occupancy, building geometry or programme will be assessed after the initial proposal.

Comparing the commercial offers

Compare equipment, shipping, import arrangements, installation, approvals, maintenance and exclusions on a common schedule. Review warranty terms, spare-parts support and responsibilities during defects correction. A lower supply price is not necessarily a lower completed-project cost.
